Title Boundary Re-establishment Survey

A Title Boundary Re-establishment Survey is used where you need to know the position of your Title Boundary ‘on the ground’. Useful when building on or near a boundary, or when replacing boundary fencing. These surveys can also be undertaken prior to purchasing a property to identify any discrepancies between the Title Boundaries and the boundary occupation.

Site Analysis / Feature & Level Survey for Design & Planning

Site Analysis and Feature & Level Surveys are used by Architects and Building Designers in order to prepare appropriate design responses for your particular site and are useful in helping to satisfy any Rescode requirements. Whether you are planning an extension to an existing home or plan to knock it down and rebuild multiple occupancies on your site, these surveys provide a wealth of information for everyone from the Architect and Builder to your Landscaper. Depending on the level of detail required a simple Feature & Level survey usually covers the subject land plus adjoining properties. This can be extended into a Site Analysis survey which provides details of properties further afield.

AHD Flood Level Survey

In flood prone areas a Flood Level Survey can be undertaken to determine the Ground Level of the property in relation to the Australian Height Datum and whether any flooding potential exists.

Adverse Possession / Title Amendment

Where a Title Boundary Re-establishment Survey has revealed a significant discrepancy between the boundary occupation (fencing/buildings) and the Title Boundary an opportunity may exist to convert any possessory rights held in the occupied land through an Application to Land Victoria. These applications usually require the input of a Solicitor experienced in these matters and generally require exclusive occupation of a claimed portion of land to have continued for an extended period of time.

Subdivision – Land & Building (Residential and Commercial)

Plans of Subdivision are prepared in order to divide existing properties into two or more new allotments. Title Consolidation

Title Consolidation follows a similar process to Subdivision however is used when you want to merge multiple existing allotments into one new allotment. This is particularly useful where a building is to be built across a Title boundary within a grouping of allotments.

Boundary Realignment

Boundary Realignment applications are made where adjoining owners wish to realign a common boundary without creating any additional allotments.

General Law Land Conversions

In older areas you may find ‘Title’ to your land exists through a chain of Deeds or possession under a system known as General or Old Law. Applications to Land Victoria can be prepared following an extensive survey in order to gain a modern Title to the land which provides more certainty and security over the land. These applications also require the input of a Solicitor experienced in these matters.
